The
Design
To develop the design the Key Foundation held planning session with
generations of Waterfront Directors, past and present. The building
plan was developed by TKF members Dan Farrell and David Plante.
After a few months the presentation was ready to bring to The Yankee
Clipper Council. The Key Foundation received input from the YCC Wah-Tut-Ca
Property and Maintenance Committee and revised the design to meet their
specifications. The design was then presented to the YCC Camping Committee
and finally approved by the Yankee Clipper Council Executive Board.
The
building is 28X50 for a 1400 Square foot footprint:
11,000 cubic feet of basement storage with overhead door access.
This storage area turns into a workshop for boat repair during the season
with power and lighting.
455 square feet of staff quarters for 6 bunks to sleep 12 and
a separate entrance. This is in excess of the National Camp Standard
of 30 Sq. feet per camper/staff member.
1600 square feet of well lit interior space on the main floor
for program use.
400 square feet of exterior decking for program use.
4200 cubic feet of light storage space in the attic.
100 AMP service for tools and equipment.
Footprint maximizes available space while fitting into the surroundings
Basement ventilation
The design features an engineered floor and roof system that
allows for clear span construction. Without the need for interior bearing
walls we have maximum flexibility as the needs of camp and the requirements
of the building change.
